Local Services & Travel Planning
Our area is remote, with limited services available. A small mercantile, gas station, and restaurant are located in town and are typically open from mid-March through the end of October. We strongly recommend that all guests purchase groceries and fuel up prior to arriving in Frenchglen to ensure a comfortable stay.
Seasonal Conditions – Mosquitos
Guests planning a late spring or early summer visit should be aware that mosquitoes can be prevalent. Our property is surrounded by a wildlife refuge (marsh area), and seasonal snowmelt is used to flood-irrigate the refuge, creating ideal conditions for mosquitoes. If you are sensitive to mosquitos or prefer not to use repellent, this may not be an ideal time for your visit.
BLM Gate Access
Access to certain surrounding areas may be affected by gates maintained by the Bureau of Land Management (BLM) office in Hines, Oregon. There are five gates in total, and their opening and closing schedules vary throughout the year. If your travel plans depend on access through these gates, we recommend contacting the BLM office directly for current status, as local updates may not always be available.
Minimum Stay Requirements (Federal Holidays & Events):
2-night minimum applies to: Memorial Day, 4th of July, Steens Rim Run, Frenchglen Jamboree, and Labor Day.

Electric Vehicle (EV) Charging Policy
Before making a reservation, please contact us to confirm EV charging availability.
- Call Ahead: EV charging availability is limited. Guests must call in advance of making a reservation to confirm that accommodations for their electric vehicle can be provided. There may be times when EV charging is not available.
- Designated Site Only: EV charging is permitted only at Site #39 (50 Amp RV site) and may be restricted during peak periods. EV charging at any other site is prohibited and may result in damage to the park’s electrical infrastructure.
- One Plug-In Only: Simultaneous connection of both an RV and an EV is not permitted. Our electrical pedestals are not designed to support the continuous high-power demand required for EV charging. Improper use may result in damage to your vehicle and/or our electrical system.
- Liability:Guests will be held financially responsible for any damage to the park’s electrical infrastructure resulting from EV charging.
- Unauthorized Use:Use of electrical outlets for EV charging is strictly prohibited unless prior authorization has been granted. Unauthorized use may result in fines and/or removal from the property.
- We appreciate your cooperation in helping us maintain a safe, reliable, and functional environment for all guests.

Cancellation Policies
For Cabin Reservations:
- Reservations cancelled by 6:00pm PST 15 days or more prior to your scheduled arrival date will be charged a cancellation fee of $25.00 and a 10% processing fee of reservation total with and the balance refunded.
- Reservations cancelled 14 days or less from your arrival date will not receive a refund.
- Please contact us after 48 hours if you have not received this email.
For RV or Tent Reservations:
- Reservations cancelled by 6:00pm PST 8 days or more prior to your scheduled arrival date will be charged a cancellation fee of $25.00 and a 10% processing fee of reservation total with and the balance refunded.
- Reservations cancelled 7 days or less from your arrival date will not receive a refund.
- If you paid a “Lock Site” fee, this is non-refundable.
Cancellations during a Federal Holiday
For Cabin Reservations:
- If you cancel by 6:00pm PST 29 days or more prior to a Holiday weekend or Event Weekend, you will be charged a $25 cancellation fee and a 10% processing fee of your reservation total.
- If you cancel 28 days or less from the date of your scheduled arrival you will not receive a refund.
- Reservations of 3 days or more is required for all Federal Holidays.
For RV and Tent Reservations:
- If you cancel by 6:00pm PST 15 days or more prior to a Holiday weekend or Event Weekend, you will be charged a $25 cancellation fee and a 10% processing fee of your reservation total.
- If you cancel 14 days or less from the date of your scheduled arrival you will not receive a refund.
- >Reservations of 3 days or more is required for all Federal Holiday Weekends.
To CANCEL a Reservation:
- Please reply to the “Email Confirmation” that was sent when you made your reservation and request your reservation be cancelled and must be received by the policy noted above.
- Once the request has been processed, an email will be sent confirming the change.
- Please contact us if you do not receive an email confirming your reservation was cancelled after 48 hours of request.
Reservation Change Policy:
For Cabin Reservations:
- One change can be made as long as it is by 6:00pm PST 29 days or more from your arrival date.
- If adding a day(s), the credit card used to make reservation will be charged for the additional day(s). If you cancel a day, you will receive a refund of the day cancelled less the processing fee.
- Changes made 28 days or less from your arrival date will not be refunded any day(s) cancelled.
RV/Tent Reservation Change:
- One change can be made as long as it is by 6:00pm PST 15 days prior to arrival date.
- If you are adding days, credit card used at time of reservation will be charged at the time of change.
- If canceling day(s), the balance will be refunded less change fee of $25.00.
- If email is received 14 days or less, there will not be a refund of any day(s) cancelled.
Federal Holiday Reservations:
Cabins:
- Any change request must be received by 6:00pm PST 29 days or more from the date of arrival.
- Any change making reservation 3 days or less will not receive a refund.
RV’s/Tent’s:
- Any change request must be received by 6:00pm PST 15 days or more from the date of arrival.
- Any change making reservation 3 days or less will not receive a refund.

Check-In:
Check-in times are site-specific, so please pay close attention to the times listed for your reservation type.
RV's & Tents:
Check-in: Noon
- To receive the bathroom code and WiFi password, the Terms and Conditions must be signed online. Please refer to your email confirmation, click the link provided, and follow the instructions.
- All guests must stop at the office upon arrival to check in and receive codes and passwords. Codes and passwords will not be given out over the phone.
Lodging:
Check-in: 2:00 PM
- To receive the WiFi password, the Terms and Conditions must be accepted online. Please refer to your email confirmation, click the link provided, and follow the instructions.
- All guests must stop at the office upon arrival to receive the key to their unit and the WiFi password. Passwords will not be given out over the phone.
Late Arrivals
If you will be arriving after the office closes, arrangements can be made for a late arrival. Please call the office to let us know.
Your reservation packet will be tacked to the Self Check-In bulletin board located just inside the main entrance door of the main building.
Sunday arrivals:
The office is closed on Sundays. Your reservation packet will be tacked to the Self Check-In bulletin board located just inside the main entrance door of the main building.
All Late and Sunday Arrivals:
If the Terms and Conditions have not been accepted prior to office closing on your arrival date, or by 5:00 PM the night before a Sunday arrival, the WiFi password and/or bathroom code will not be included in your reservation packet.
Please follow the instructions included in your packet to receive this information.
Departure Information:
Please pay close attention to the check-out time that applies to your reservation type.
RV's & Tents
Check-out time: Noon
- You do not have to come to the office if you do not want to.
Lodging:
Check-out time: 11:00 AM.
- Please follow the check-out procedures provided at check-in.

Keys must be returned to the office and placed in the red drop box located to the right of the office door.
Please Note:
- Lost or unreturned keys will result in a $35.00 replacement fee for the key and key bob.
- If the cabin is reserved before the key is returned, the replacement fee will still apply, as staff time and travel expenses are incurred to duplicate the key and prepare for the next guest.
Late Check Out:
Late check-outs may be available with prior office approval.
If arrangements have not been made prior to check-out time and you remain on-site after your scheduled departure time, an additional day will be added to your reservation.

Campground Policy
Policies are subject to change at any time at our discretion. We expressly reserve the right to modify, update, or amend these Terms & Conditions as we deem necessary. Due to the experiences with past guests, a complete list of policies is available on the “Information” page of our website. Continued use of the resort constitutes acceptance of all current rules, policies, and any updates.
The Resort is not responsible for accidents, injuries, loss, or damage due to fire, theft, vandalism, or other causes beyond our control.
WiFi
- FREE WiFi is for registered guests only. Due to our remote location, bandwidth is limited—no streaming or large downloads. Please use your cellular data for those activities (Verizon and AT&T work best).
Sharing the WiFi password or bathroom code with anyone will result in immediate removal from the property.
Children
- Children 12 and under must be supervised by an adult at all times—no exceptions.
Children are not allowed in restrooms without a parent present.
Visitors
- Visitors must check in at the office upon arrival.
- Limit: 30 minutes unless registered.
- Over 30 minutes: must register and pay the “Extra Person Fee”.
- The site occupancy limits still applies. Registered guests are responsible for their visitors.
- Visitors follow the same rules as all guests.
No Smoking / Vaping
- No smoking or vaping in or near any building.
- Oregon law requires 10 feet from doors/windows.
- Violation may result in a fine of up to $350 charged to the card on file.
Alcohol & Drugs
- No disruptive or inappropriate behavior will be tolerated.
Trash
- Bag all trash and secure lids.
- We can only accept household trash, everything else must be taken with you.
- Those items are as follows: RV/Tent furniture, appliances, electronics, construction materials, batteries, BBQs, rugs, or hazardous items.
- Improper disposal fee: Mileage to and from Burns, Oregon at current mileage rate, disposal fee, and hourly wage for employee to dispose.
Vehicles & Driving:
- Stay on gravel roads at all times.
- No driving or parking on grass or in between sites.
- Ask the office for proper ATV/4-wheeler unloading areas.
Quiet Hours
- 10:00 PM – 8:00 AM
- No generators during this time.
Speed Limit
- 5 MPH while on our property — watch for children.
Water Use
- We are on a well.
- No washing RVs or vehicles.
- Conserve water at all times.
- No gray or black water on the ground.
Sewer
- Toilets are not trash cans. Only human waste and RV-safe toilet paper allowed.
- No wipes, feminine products, grease, or debris.
- Proper sewer connections required—no leaks, odors, or spills.
Use approved fittings only (do not use rocks).
- Replace sewer caps when departing.
Restrooms
- Shower shoes only (not worn elsewhere)
- No chairs in showers
- Clean up after yourself
- Restrooms are not coed
Lighting
- Turn off exterior lights by 10:00 PM to support our dark sky enviroment.
Pet Policy:
- Leash required at all times.
- No aggressive behavior or nuisance barking.
- Owners must clean up after pets.
- Failure to comply may result in removal without refund.
Electronic Signatures:
- Electronic signatures are binding and carry the same legal effect as handwritten signatures.
